## What is ImmoSchedule?
ImmoSchedule is a rental automation platform for private landlords and property managers in Germany. It automates the entire process from inquiry to tenant selection: auto-responding to portal inquiries, collecting digital self-disclosures, scheduling viewings with WhatsApp reminders, and managing the full applicant funnel.

## Key Features

### Autoresponder
Automatically responds to all inquiries from Immowelt, Kleinanzeigen, and ImmobilienScout24 within seconds. Each listing gets a dedicated email address ({objekt_nr}@immoschedule.de). Supports Microsoft 365 Graph API, IMAP, and catch-all providers.

### Digitale Selbstauskunft (Tenant Self-Disclosure)
DSGVO-compliant digital forms for tenant verification. Applicants provide income, employment, household size, and rental history. Automatic AGG-compliant evaluation (nationality is never used for scoring). SCHUFA credit check integration.

### Online-Terminbuchung (Appointment Booking)
Self-service booking for qualified applicants. Configurable availability patterns, group viewings, waitlist with auto-notification. WhatsApp reminders reduce no-shows from 50% to under 5%. Self-service portal for cancel/reschedule.

### Multi-Portal Integration
One form publishes to Immowelt (OpenImmo FTP + SOAP API), Kleinanzeigen (OpenImmo FTPS), and ImmobilienScout24 (REST OAuth 1.0a) simultaneously. Auto form-link insertion, KI-generated descriptions, drag-and-drop photo upload.

### Analytics Dashboard
Full funnel tracking: Inquiry > Form View > Selbstauskunft > Approval > Booking > Bewerbung > Zusage. Per-listing conversion rates, daily trends, demographic statistics, CSV/Excel export.

### Eigene E-Mail pro Anzeige
Each listing gets its own email address. Inquiries are auto-matched to the correct property via objekt_nr parsing. Works with all three portals.

- Full: 150 EUR/month (+ ImmobilienScout24, maximum reach)

### B2B (Property Management)
- Starter: 49 EUR/month (up to 5 properties, own portal accounts)
- Business: 99 EUR/month (up to 10 properties, KI descriptions, analytics)
- Enterprise: 199 EUR/month (unlimited, White-Label, API access, dedicated support)
